We offer finance solutions to enable the purchase of property and/or to provide working capital to develop the property.
We mainly offer our solutions for developments in the following markets;
• private residential
• mixed residential & commercial
• commercial where exit plans are in place
In all cases we expect the site to have detailed planning consent and we normally require a first legal charge over the property.
As we provide a highly bespoke service we don't have a fixed policy on the percentage of land and development costs but we do prefer to have the borrower committing some of their own cash or assets to any proposal. Our bespoke approach means that we like to meet every borrower personally and visit the site or property on an ongoing basis.
We are happy to offer our solutions to HNW (High Net Worth) individuals, sole traders, partnerships and limited companies. This can be directly or through introducers and/or finance brokers.
Our normal area of operation is Northern England covering both the North East and the North West but we will consider proposals further afield in certain circumstances. We do not operate in Scotland.
We specifically exclude regulated mortgage contracts from our services.
